My background as an entrepreneur

My current challenges

Currently I need help choosing between businesses; I have narrowed down what's on offer, but am having difficulty making a final decision. I need to consider factors including sale price, rent, current sales per week, renovations, loans/financing, and obtaining financial information for each business.

I would love to have a mentor who can discuss the pros and cons with me, explain the start-up process, and help me reach a decision regarding my best option.

To summarise, I am strongly considering 2 properties that are withing 100m of each other. Property 1: asking price is $220K, rent is ~$52K annually, taking $17,000 per week, approximately 40 seats (including inside an out), newly renovated, opened about 18 months. Property 2: asking price is $250K, rent is ~$32K annually (expecting increase at next lease renewal), taking $8-10,000 per week, seats 80 people (40 in, 40 out), interior requires massive renovations (very dated appearance). Rent is 5x5x5 (in 7th year).


About my venture

I am looking to open a new cafe or take over an existing business in my local area. I've worked in hospitality and customer service for over a decade and am especially passionate about good food and exciting, quality coffee. A large focus will be the coffee, which will be made by experienced baristas employing a variety of brewing methods . Excellent food is also important and should be sustainable, ethical, and sourced to support small businesses.

The target location is within a vibrant, affluent suburb just outside of the Melbourne CBD. This community is health-oriented and very active, regularly engaging in cycling, jogging or swimming, and no cafe currently open in the area caters to this group of people. I intend for my cafe to offer facilities and food that will be appealing to this health-conscious niche, whilst still providing an enjoyable experience to all customers.
